Home Inspections Agreement
RESIDENTIAL REMODELING CONSULTANTS, hereinafter called RC, agrees to perform an Inspection
for ________________________________________________, hereinafter called CLIENT, of the property
located at ___________________________________________________, for the FEE of ____________,
payable in full at the time of the inspection.

For the above mentioned fee, RC will perform this limited inspection and report the Inspectors opinions of the condition of this item, to the
Client, as it exists, at the time of the inspection.
( ) Full Home Inspection
For the above mentioned fee, RC will conduct a Full Home Inspection consisting of a VISUAL INSPECTION of the home, limited to the
accessible areas, both interior and exterior, and of the Electrical, Plumbing, Heating and Cooling, and other major systems of the home,
with the sole intent of reporting to the client, the conditions of this home, as they exist, at the time of the Inspection. The Inspection report
will reflect the opinion of the Inspector regarding the structural stability, function, and safety of the various aspects of the home. The Inspection
is NOT Technically Exhaustive (as defined in the BoTR rule R4-30102.19) and will be conducted within the guidelines of the
Arizona State Board of Technical Registration Standards of Practice. Sellers of occupants belongings, such as appliances, furniture,
rugs, wall hangings and stored items, will not be moved for the purpose of this inspection.
ITEMS SPECIFICALLY EXCLUDED are as follows:
Septic systems, Private Water Wells, Fire-sprinkler systems, Underground systems, Underground footings, Items hidden in walls, floors or ceilings, Low voltage systems
(telephone, television, cable T.V., security alarm, intercom, ground lighting), Accessory buildings, Ball courts and fields, Patio equipment, Easement, right-of-way, Building
and Zoning adherences, and Environmental issues (including asbestos, lead paint, radon gas, mold or mildew, water pollutants, formaldehyde, toxic substances, flammable
materials, all of which require laboratory testing, are not within the scope and purpose of this inspection), UNLESS OTHERWISE SPECIFIED HERE:

Client understands the following inspection items are not included in the Rules and Standards of the Arizona State Board of Technical
Registration: Pools, Spas, Lawn Sprinklers, , and may not be within the jurisdiction of this governing body.
Client understands the Home Inspection Report is the sole property of Residential Remodeling Consultants, copies of which are submitted
for a fee, to the Client named above, for the exclusive use by this Client only. The report, and the information contained within, may
not be used by another party, for any reason, without the written consent of RC.
Client understands and agrees that the Inspection and report are NOT to be considered a guarantee or warranty of the items inspected,
nor is it a guarantee that all defects of the property were discovered, nor is it a warranty of the condition or function or safety of undisclosed
items or unreported defects. RESIDENTIAL REMODELING CONSULTANTS IS NOT A GUARANTOR OR INSURER OF
THE CONDITIONS OF THE HOME, DISCLOSED OR UNDETECTED.
Client further understands and agrees that any estimated cost of repair included in the report, is for the convenience of the Client only.
Due to the many factors that effect the cost of the labor and materials, including but not limited to, price fluctuations, availablility of labor and
materials, varying overheads and profit margins, scheduling, acts of God, etc., Residential Remodeling Consultants assumes no responsibility
and the Client agress to hold RC harmless, for the accuracy of these estimates, and RC strongly suggests estimates for any and all
repair work be obtained from the applicable qualified tradesman capable of performing the work.
In the event controversy should arise between RC and the Client, which is not promptly decided, said controversy shall be decided by arbitration, administered by, and in
accordance with the related industry rules of the American Arbitration Association. Client and RC agree to give written notice, ten (10) days in advance of intent to invoke
the arbitration clause. Client shall allow RC and its agents free access to the property to inspect the disputed areas. The decision rendered by the arbitrators shall be final.
Client agrees, by signing this agreement, that should RC, its agents or employees, be found liable for loss or damage, of any kind, by way of arbitration or by a jurisdictional
court, due to negligence, breach of contract, or failure to perform the agreed upon obligations for any other reason, said liability is limited solely to the amount of the fee
paid by the Client for the inspection and report, as designated above.

Roof Notes
|
|
The roof covering over the home is a composition shingle roofing on a 5" in 12" slope. I observed 1-layer of shingles
and felt underlayment was used on solid decking. The roofing penetrations are flashed and tarred. No water stains were
detected on the interior ceilings, below. Upon walking the roof, I did not observe any broken or missing shingles and they are
in good condition at this time. We recommend that at least once a year, or after a major storm, this roof be checked
and any broken or missing shingles be replaced. With routine maintenance, such as repairing leaks as they occur (due to
the dry climate of this region, developing roof leaks, between storms is common) this type of roof covering generally
has a total useful life of 15 +/- years.
GENERAL NOTE:
This inspection was conducted as carefully as possible. Great care was taken to insure that
nothing was overlooked. However, due to human limitations, the inspection is limited to the checklist items only, and is
not intended as a guarantee or warranty that all deficiencies were uncovered, or against future failure of items and
systems, or roof leaks.
We suggest that all MECHANICAL, ELECTRICAL, PLUMBING and ROOF work called for in the
GENERAL HOME INSPECTION REPORT be of professional quality and completed (unless otherwise agreed upon) prior to the close
of escrow.

aspects of the home. This inspection is not technically exhaustive and is limited to a visual

Agreement). This inspection has been conducted in accordance with the State of Arizona Board of
Technical Registration Standards of Practice. Residential Remodeling Consultants guarantees the
findings of this inspection to be true, insofar as the opinion of the inspector is concerned, in
accordance with these standards (Standards of Practice can be obtained at 1110 W. Washington Street,
Suite 240, Phoenix, AZ 85007-2935).
